Before a condo deposit: five things to check

Deposit refunds, title, mortgages and transfer-day costs — know them before you sign the reservation.

The reservation form or sale agreement you sign with the deposit usually decides whether you get money back if things go wrong — so check it first.

1. The seller really owns it

Check the condo title at the Land Office and who may sign.

2. Mortgages

If the unit is mortgaged, agree how it is released on transfer day.

3. Deposit terms

When it's refunded, when it's forfeited, and within how many days.

4. Transfer costs

Agree who pays which fees, taxes and duties.

5. Unpaid common fees

Ask the juristic person for a no-debt letter.
